Premium kitchens and bathrooms in Newick
Newick is about six miles east of Haywards Heath on the A272, just over the line into East Sussex. Its homes are among the most valuable in the area we cover, and many are large detached houses where the kitchen and bathrooms deserve real design time.

How Newick grew around its green
Newick was a dispersed village until the Second World War. After the war, many houses were built around Newick Green, which is why so much of the village is 20th century despite its old centre. Those post-war houses generally have generous plots, and the obvious improvement is turning a separate kitchen and dining room into one room, often with a single-storey extension out into the garden.
The older buildings gather on The Green itself: the Bull Inn, the Royal Oak, Zion Chapel and houses and shops of varied styles and ages. Outside the village, Newick Park was built in 1560 for an ironmaster and is now a private Grade II* house. On Rightmove’s figures, the average sold price in Newick is the highest of all the towns and villages we cover, and the houses are often big enough to have three or four bathrooms.
At that level people want more than a fitted kitchen. They want a kitchen designed for the room, bathrooms that work as a set rather than a collection of separate decisions, and joinery that looks as if it came with the house. Our usual advice is to spend on the things you touch every day, the worktop, the taps, the drawer runners, and keep everything else simple.

Lewes District, two conservation areas
Newick sits in Lewes District, East Sussex. As far as we can tell it lies outside the South Downs National Park, which would make Lewes District Council the planning authority, but we confirm that for each address before any drawings are done. It costs nothing to check, and the answer shapes everything that follows.
The village has two conservation areas, The Green and Church Road. The Green was designated in 1976 and contains 17 listed buildings, among them the village pump, which the parish council says was put up for Queen Victoria’s Diamond Jubilee. Within either boundary, extending to the side, building two storeys at the back or recladding the outside all require an application. We haven’t found an Article 4 direction for Newick, which isn’t the same as there being none, so we ask the council.
Work that suits Newick’s larger houses
In houses this size the kitchen and the building work are usually one project, which is why it helps to have one firm doing both.
- KitchensLarge kitchen-diners with an island, a larder and tall housing for the ovens, laid out around how you cook and where the light comes in from the garden.
- BathroomsFamily bathrooms with a freestanding bath. Any bath holding over 230 litres has to be notified to the water company before it’s fitted, which we handle. With hard water in the area, a softener loop is worth adding while we’re replumbing.
- ExtensionsSingle-storey kitchen and garden-room extensions on post-war houses around the green, matched in brick and tile to the original.
- Bespoke joineryBoot room storage, fitted wardrobes and media walls, drawn up and made for the room. We’ve built a media wall for a house in Lindfield.

Three pubs, St Mary’s and the A272
For a village of its size, Newick does well for pubs, with the Bull Inn, the Crown Inn and the Royal Oak. St Mary’s Church is mostly Victorian but keeps a Norman window, and Chailey borders the parish to the west. The A272 runs through the village and it’s our route in, straight along from Haywards Heath. That makes Newick easy to reach for a site visit or a delivery, and it means coming back for a small snag is no trouble at all.
Who decides planning applications in Newick?
We understand it to be Lewes District Council, because Newick is in Lewes District and appears to sit outside the South Downs National Park. If a property were inside the Park, the National Park Authority would decide instead. Before designing anything that needs permission, we confirm which authority covers the specific address.
Do you cover Newick from Lindfield?
Yes. Newick is about six miles east of Haywards Heath along the A272, comfortably inside the area we work in. Mike will come out to see the house, measure up and talk through what you have in mind, and he stays your contact until the last snag is signed off.
Can you fit a kitchen in a listed house on Newick Green?
Yes, once the right consent is in place. The Green conservation area has 17 listed buildings, and for those, internal changes that affect the character of the house need listed building consent. Replacing the units where they stand can be simple. Taking out walls or chimney breasts is not. We look at the building first and tell you which side of that line your plans fall.
How much does a kitchen cost for a large Newick house?
It depends on size and specification, so every job is quoted individually after a visit. As a guide, national trade figures put high-end kitchens at £25,000 to £50,000 and up, and prices in the South East run above national averages. With an island, stone worktops and building work to open up the room, expect to be towards the top of that range.
